Leslie Tomasini Metro Atlanta Real Estate Market Report August 2026

More Options for Buyers

As summer transitioned into fall, Metro Atlanta’s housing market moved at a more measured pace. The Atlanta REALTORS® Association’s August 2026 Market Brief reported softer buyer activity, elevated inventory, and relatively strong home prices.

For anyone considering a move in North Atlanta, the report offers useful context. Here is a look at the key numbers and our take on what they may mean for buyers and sellers.

August by the Numbers

The report, compiled by First Multiple Listing Service (FMLS), covers residential properties across 11 Metro Atlanta counties, including Fulton, Gwinnett, Forsyth, DeKalb, Cobb, and Cherokee.

A Slower Pace, with Prices Holding Relatively Strong

The Association described buyer activity as softer in August, with 4,157 completed sales. New listings also slowed, although 7,823 homes entered the market during the month.

Despite the more measured pace, the median sales price was $423,000 and the average sales price reached $532,500. The report characterized pricing as relatively strong. These figures describe homes that sold across the region; they do not mean that every individual home is gaining or losing value at the same rate.

More Homes Available to Buyers

August ended with 20,720 active listings and 4.7 months of supply. Months of supply estimates how long the available inventory would take to sell at the current sales pace.

Our takeaway: buyers have more choices, making it especially useful to compare a home’s condition, location, and price with other available properties. Depending on the home and its competition, there may also be room to discuss price or concessions. That flexibility will vary from one listing to another.

What This Means for Sellers

With more homes competing for buyers’ attention, thoughtful preparation and pricing matter. Our advice is to review recent comparable sales alongside the homes buyers can choose from right now, then create a plan that helps your property stand out.

That does not necessarily mean taking on a major renovation. Addressing maintenance, improving presentation, and choosing updates carefully can help you focus your time and budget where they will be most useful.

What About Your North Atlanta Neighborhood?

These numbers represent the broader Metro Atlanta market. Conditions in Peachtree Corners, Johns Creek, Alpharetta, Brookhaven, and surrounding communities can vary by neighborhood, price range, and property type. A regional report is a helpful starting point, but a closer look at comparable homes provides more relevant guidance for your move.
