Metro Atlanta Real Estate Market Update: September 2026

As we move through fall, Atlanta’s housing market is giving buyers more choices while keeping sellers focused on pricing and preparation. The September report from the Atlanta REALTORS® Association shows fewer sales than a year ago, higher inventory, and modest price growth.
September’s Numbers at a Glance
Homes sold: 3,680 (Down 18.5%)
Median sales price: $416,000 (Up 1.5%)
Average sales price: $544,500 (Up 3.8%)
New listings: 7,531 (Down 1.6%)
Active listings: 21,053 (Up 6.7%)
The report also shows a 4.9-month supply of homes and an average of 30 days on market. These figures cover an 11-county Metro Atlanta region; individual North Atlanta communities and price ranges can look different.
What This Means for Buyers
Our takeaway: a broader selection creates an opportunity to compare homes carefully and explore whether a seller has room to negotiate. That might mean discussing price, repairs, or closing costs, depending on the property and the competition.
Before making an offer, look closely at recent comparable sales, the home’s condition, and its listing history. A thoughtful offer should reflect both the property and your priorities.
What This Means for Sellers
With more homes competing for attention, pricing, preparation, and presentation deserve careful attention. Start by understanding how your home compares with the other options buyers are considering.
That doesn’t mean every home needs a major renovation. A focused preparation plan can help you decide which repairs and updates to prioritize, how to present your home, and where to set your asking price.
